Because the builder is constructing so many homes, they order building supplies in the hundreds or thousands, and this allows them to sell the house a bit cheaper. Inside the homes are all the same doorknobs and faucets, the same
light fixtures, and the same color carpet, and there are few to no upgrades or alterations for the buyer to choose from.

These properties make great starter homes, and many people buy them as their first home. That alone makes tract homes a good purchase because they generally have good resale value — there are always new families looking for

A Spec Home with More Personality

You’ve probably guessed what a spec home is: a home built before it has a buyer. It’s a home built on speculation. The builder is speculating, or gambling you might say, that someone will buy this house.

A builder buys a small amount of land and subdivides it. The builder bears the cost of bringing in water, electrical, and gas lines and constructs the spec home, which is a step above a tract home. The builder might use a different floor plan for each home and add a few custom touches such as an upgrade on countertops, carpet, or crown molding.

Once the home is finished, it is listed for sale. Until it sells, the builder is responsible for making the loan payments, and since they only build a few homes at a time (maybe 10-12), it’s more manageable financially than a large tract of identical homes.

Multi-Zone HVAC

In a multi-zone heating system, each room can have a separate heating zone. This brings an end to the arguments with those you share your home with to agree on a temperature. It gives you more control over the temperature of your home and makes comfort not only an achievable goal, but a priority. Splitting your home into separate heating zones can allow for the living room to be cooler than the bedroom or vice versa for example. Depending on how your home is divided, this type of system allows more people to enjoy their perfect temperature inside the home.

While these types of systems increase the complexity and make it seem as though they will be less energy efficient that is not the case when using the system properly. With a multi-zone system, you can set the temperature of less often used rooms cooler in the winter and warmer in the summer while focusing the energy on those more common areas in the home. The less often used rooms do not need to be as comfortable as the rest of the home and can work to help you save money every month, year round.

Many modern conveniences accompany the multi-zone systems. Remote controls offer an easy way to adjust temperatures within the room without having to reach the thermometer. Such remote controls can also include features that control the fan speed or even the humidity level.

It is important to note the drawback of this particular type of heating/cooling system. It is a more complex system and thus requires more duct work and equipment. This will drive up the initial cost of install.

Programmable Thermostat

There are four different types of programmable thermostats available to you, each having a distinct scheduling style. Each will have the same basic set up but they target a different type of schedule. Programming options are based on a wake time, leave time, return time, and sleep time. This allows you to conserve the cool/heat for the times you are home while saving you money during the times you are away.  The first is a 7-day programming. This type of thermostat lets you schedule each day individually. This is ideal for families with more erratic schedules as it is the most flexible. The second option is a 5-1-1 programming. This system allows for one heating/cooling schedule for every day of the week, plus individual schedules for Saturday and Sunday. Similarly, we have the 5-2 programming which is almost identical to 5-1-1, however Saturday and Sunday will have the same heating/cooling plan. The last option is a 1-week programming. In this system, you can set only one heating/cooling plan and it cycles every day of the week.

Energy Management System 

Energy management systems make it easier for you to track your energy usage and manually control it in areas that can decrease your overall all cost and usage. It is a technology platform that includes both hardware and software allowing users to monitor energy usage and production and to manually control and or automate the usage in a household. The hardware acts as a “hub” that allows the goings on in the house to be relayed to the user and in some cases the local utility or electricity retailer. The software is what monitors the ingoing and outgoing data and communications. Usually taking the form of an app or web portal, the software is what allows the user to control functions of the system and allows access to the monitoring data. Some of the monitoring you will be able to do is:

• Device and appliance data: Which devices are on and off? How much energy is each one using?
• Granularity of time data: What is the smallest time increment that the system is keeping track of – or that it displays to the viewer?
• Insights delivered: Does the system send notifications to tip off the user to trends and issues they may not pick up on without parsing through the data themselves?
• Energy management systems also give users control to do a range of things. For example:
• Turn devices on and off remotel
• Set devices to operate on schedules
• Set up conditional rules for devices operation
• Manage the flow of energy from solar panels (and other generators) through the home or in and out of batteries
• Allow “machine learning” to take over and run the system semi-automatically
• Energy management systems can monitor and manage electricity, solar pv, battery storage and solar thermal.

Spring is here and the warmth of summer isn’t far behind. Along with the sunny days comes a spike in your water bill from keeping your lawn green and happy. Xeriscaping can not only cut back on your water bill, but it can also “drought proof” your yard. Not only is xeriscaping drought friendly, but it helps save water during normal summers as well. Saving water helps the environment and your wallet.

Xeriscaping is a term coined by Denver’s water department in the 70s and 80s when they were amid a harsh drought period. It is a concept that combines native, drought resistant plants, irrigation methods and strategic arrangements to conserve water.

There are several reasons why xeriscape could be a good fit for your home. It reduces water usage by at least 60%. It minimizes pollution by reducing the need for gas lawn mowers. There is no need for chemical fertilizers and pesticides. Low watering requirements not only help your wallet, but also mean less maintenance. Xeriscape can also increase your home’s value up to 15%.

There are seven essential principles of xeriscaping.

1. Planning and Design. Sketch out a general plan and outline of your landscape, structures, paths and existing foliage. You will be able to note where you can execute xeriscape elements; ie removing certain plants or implementing new turf areas.
2. Choosing the Right Plants. Choose plants that are native to your area. Foreign vegetation has a harder time adapting and will require more water, defeating the purpose. Choose drought-resistant plants. Often such plants will be thick, small, glossy, fuzzy, or silver-grey.
3. Creating Turf Areas. Limit areas with turf as much as possible. Determine where your grass would be most useful and beware of locations it might take away from other plants. Dig deep to find out which types of grass would be best suited for your environment.
4. Improving Soil. It would be best if your soil stored water and drained quickly to prevent stagnation. Increase the amount of organic material (compost) in your soil. Aerate your soil often. Add bonemeal, rock phosphate, and glacial rock dust to replenish nutrients and minerals.
5. Irrigation. Overwatering can be detrimental to xeriscape, so try to avoid that by using a drip irrigation system or a soaker hose.
6. Mulch. Mulch is designed to prevent erosion, maintain moisture and temperature, and eliminate competing weeds. Try covering your soil around plants with a layer of mulch that should be several inches thick. You can use leaves, pine needles, wood chips, bark, gravel, or coarse compost.
7. Maintenance. Low maintenance does not mean no maintenance. There will still be basic plant grooming you will need to do. Thicken your mulch when necessary and be attentive to any weeds that come up and remove them.

Building a custom home can be an overwhelming task, especially if you jump in with no real direction. There are many questions you can ask yourself before taking the dive that can help guide you onto a smoother sailing path to your dream home.

What are my expectations with this new home?

Are you looking for a home that is completely custom down to the door knobs, or are you looking for an existing floor plan that is primarily predetermined with only some input by you and your family? Or do you desire a mix of both? Regardless of which route you choose, make your level of involvement very clear from the beginning to avoid frustration.

How big is my family (going to be) and how long will we be living in our new home?

Whether you are just starting out, have multiple children, or are empty nesters, asking yourself how big your family is or may become is very important. Family size should be considered for many reasons; most obviously the size of the home and number of bedrooms. If you expect your family to grow while you are living in your custom home, you will want to consider additional bedrooms, bathrooms and storage.

Longevity also comes into play when considering the location of your home. You may select a certain location based on school district for current or future children, proximity to your work and activities you frequent, and the long term viability of the area.

Do we have the time and patience?

Custom home building is not for those who desire instant gratification. Even if you have every detail worked out and not one thing changes during the process, you are still looking at a process that can take anywhere from 6-12 months, a small price to pay for a completely custom home. It is highly unlikely that plans and details will not change, as ideas flourish and your creativity flows and each change that occurs could potentially add more time. If you are willing to take the time it requires building a custom home that is just to your liking, then you are on the right track. Good things do come to those who wait, but the process can be stressful. The end result is sure to make it worth the time, energy, and patience, but if you are in a bind, be sure to address your timeline early on in the process with your builder.

Can we afford it?

The unfortunate question that has to be asked is, can you afford the additional costs it takes to build a custom home? Not only that but one that meets most if not all of your desires. Part of this question can be answered by meeting with your builder and going over the budget and options with them. However it is not uncommon to find things you would like to add on or change in the process so having an extra bit of wiggle room in the budget is a good idea.

While perhaps the biggest perk of building a custom home is the ability to make it your own, it can also be a downfall when it comes to resale. Adding original and unique ideas is a great way to make your custom house feel like home, but if you take it too far, it may decrease the potential value of your home. It is very important to balance what you want vs what a buyer may want down the road. Above all else, remember that it is your home first.

Here are some things to consider:

Use of  Space

Choosing a larger bedroom or living space over an additional bedroom can decrease the potential resale value of your home. When it comes down to it, a good rule of thumb is the more bedrooms a house has, the higher the price it can usually command. Similarly, you want to make sure that there are plenty of closets and storage spaces in your home. As your family grows and changes, more and more keepsakes may start popping up and you will be thankful for the extra space! 

Trendy Decor & Accents

Be cautious of the overuse of wallpaper. Wallpaper can be removed; however removing it can be a difficult endeavor – especially when there is a multitude of it all throughout the home. This caution goes with overdoing any finish in your home such as textured walls and ceilings. Trends change, and once you reach the length of time in your home where redecorating becomes an option, remember it is much easier to change a wall color than to fight with wallpaper.

Tile requires effort and money to replace which can run the risk of decreasing the value of your home. Quirky tile can be a fun and personalized addition to your home, but perhaps going with a traditional tile and adding an accent rug that captures the style you are looking for may be the safer route.

High-end Upgrades

Perhaps a more surprising warning is to avoid a high-end kitchen. Oddly enough, being the “heart of the home” doesn’t mean you will get your return on investment in the kitchen. The resale value of a high-end kitchen is actually less than the value you will put into it. Similarly, luxury bathrooms have the same downfall. An upgraded bathroom will add value to your home, but it is easy to get carried away and reach the point of diminishing returns when it comes to luxury. Instead of choosing an over the top whirlpool tubs that are hard to clean and are difficult for some people to climb into, consider a more trending walk-in shower.

Another one to be weary of is built-in high-end electronics. A home theatre is perfect for any movie buff, however customized and built in electronics that take up space in an otherwise “open opportunity” room can be off-putting to potential buyers and lower your homes resale value. Something to consider here is the ever changing technology world. Even if you do stay in your new home, it is unlikely current technology will remain the same. Try to gear your focus towards multi-purpose rooms, that way your home can grow and change with you.

Swimming Pools

Unless you live somewhere that is warm at least six months out of the year, adding a pool to your home may be more trouble than its worth in the long run. Due to the cost to build, maintenance expenses and very minor potential value increase, a pool addition simply is not worth it for most homeowners.

A generic rule of thumb is this: the more personalized the addition is, the more likely it will devalue your home’s resale value. That is not to say you should not make your custom home just the way you want it, it is just to encourage you to weigh the pros and cons of each personalized change or addition you would like to make.

While it is easy to get caught up in preparing your new home to be as perfect as it was in your dreams, don’t forget you still have to sell the one you are in now! There are some easy tricks and tips to getting your old home ready to sell that won’t take took much of your attention off your exciting project.

Refresh your front door

First impressions are key! Give your front door a facelift with a fresh coat of paint. Some color ideas you could try to add some character to your entryway:

• Cool Turquoise; think antique cabinet with a brilliant blue-green rustic paint
• Bright Yellow: bad mood repellant and a burst of sunshine
• Stately Red: bold and classic – try pairing with an ocean blue trim
• Powder/Mint Blue: pale but not boring
• Soft Grape: Nontraditional colors can trigger emotional responses

Don’t be afraid to commit to a color just because it will not work with the indoor living color scheme. Doors have two sides and can be painted two colors!

A Clean Exterior

• A well-groomed yard is a clear message to potential buyers that your home was cared for and well maintained.
• Make sure all of your lights are in working order. Check bulbs and ensure that a used up light bulb does not spark a concern that the issue could be wiring. Do this both inside and out.
• Do not let the views be jeopardized! Wash all windows inside and out.
• Clean out your garage and rid of all nonessentials. Consider getting storage unit to store these items while your home is being shown.
• If the climate and weather permits, add a pop of color by planting some flowers. Along with your well-groomed grass, it will make the house feel more welcoming, bright and well maintained.
• Remove any of the lawn ornaments you intend on taking to your new home. Keep all others to a minimum; you want the potential owners to have more freedom to envision their own take on the yard.
• Replace the old worn out welcome mat with a new and inviting one to welcome potential buyers as they tour the home.
• Paint or replace the street numbers on the house to make them more visible and fresh.
• Power wash out door surfaces such as siding, sidewalks, and the driveway; such a simple task can give the house a “like new” appeal.

A Tidy Interior

Clean everything! Buyers know that there is someone living there, but they want to be able to picture themselves in the home. That can be very hard to do when they are distracted by dust or small messes.

• A purpose for every room. Even if your “bonus” room has no defined purpose, for the showing, give it an identity to help the buyers brainstorm their own potential for the room.
• Let the natural light shine through! Bright rooms are more warm and inviting. When blinds are drawn, the rooms can feel gloomy and often times appear smaller than they are.
• Fix anything that is broken! Buyers will notice every little thing and may offer you less for your home even if the repairs are minor and seemingly insignificant.
• Decluttering is not just for the garage! Keep it light and minimal. Thin out your closet and pantries to show how much room is available to potential buyers.
• The top two things you can do to make your home more appealing is fresh paint and new carpet. It will make your home sell faster and for more money.
• Organize the kitchen, storing any nonessential items and small appliances. Show off the spaciousness and clean all surfaces – even the pesky top of the fridge.
• Before the doors are open and the home is shown, empty all trash cans and hide all dirty laundry.
• Check all of your doors and windows and ensure they open and clothes smoothly. Fix any squeaks – buyers will notice that right out the gate.

If it helps, go through your home as if you were a potential buyer. Be critical and analyze every little thing you can to help spot some possible deterrents as well as some potential areas you can emphasize to make the sale.

Ready or not, the colder months have arrived. While excitement surrounds the beauty of a winter wonderland, unless you are Frosty the Snow Man, the inside of our homes are not the place we prefer to experience those chilling temperatures.  With a concern for both energy efficiency and home safety, here are a few tips as those snowflakes fall.

Safety First:

When it comes to a little extra heat on those colder days, a space heater can do just the trick. There are, however, several things to keep in mind when using one.

There are some Do’s:

• Keep your heater at least 3 feet away from any flammable materials such as beds, sofas, curtains, documents, clothes, etc.
• Be sure to check the cords on your heater to ensure there is no damages, frays, or exposed wires.
• Check the plug to make sure it is snug. Loose outlets or cords could cause a fire so be sure they are secured and not in jeopardy of falling out.
• Ensure your heater is not at risk for being knocked over – keep it upright and stable in a location where the risk of tipping over is minimal.
• Unless you are awake and directly using your space heater, turn it off. Do not leave it on overnight or while you are in another room.
• Communicate with other residents in your home on how to properly operate the heater. Hold each other accountable for proper use.
• Follow the manufacturers’ directions and instructions.

And some Dont’s:

• Do not place your hater in a crowded room with anything flammable around the front, side or rear of the unit.
• Do not use an extension cord or power strip to power your heater.
• Do not use your heater if the power cord or wall heater feels hot to the touch. Instead, unplug it and call an electrician to inspect.
• Do not use your heater around water as there is a risk of electrocution.
• Do not place your heater cords under rugs, carpets or furniture.
• Do not allow children to operate the heater without proper training or supervision.

Save a few:

• Fuzzy socks and extra blankets can help combat the cold to some degree, but when it comes down to it, tis the season for racking up that heating bill. Here are a couple things to keep in mind that can help you save and stay warm.
• Your fireplace can be a secret weapon to fight the cold, however if it is not properly maintained or the flue is left open, you could be losing 14% of your heat as it rushes up the chimney.
• While a more popular choice in the warmer months, fans can help recirculate the warmer air that rises to the top of the ceiling. By turning your fans to run clockwise, that heated but escaping air gets pushed back down to the floor.
• Let the sun do the work. Allow for the sunlight to naturally heat your home on those days it breaks through the clouds.
• Keep those filters clean! Replacing or cleaning the filters for your heating units will save you 5-10 percent of your heating costs by allowing the warm air to be pushed out with less effort
• Keep ventilation fan use to a minimum. While it can remove smoke from the kitchen or less desirable smells from the bathroom, slowly but surely the nice warm air you paid for will escape out with it.

There are many other tips and tricks to keeping your cost down and safety up during bouts of colder weather. The important thing is that you and your family stay safe and warm and have the ability to admire the frosty air and falling snowflakes from inside.
